JOB DESCRIPTION SUMMARY

The key function of the Asset Management team is to execute the asset level investment strategies across both Multifamily and Student Accommodation sectors, delivering performance targets in line with the Business Plan. As an Analyst within the team, you will be responsible for supporting the Portfolio & Asset Management team in the day to day management of the assets, and portfolios, alongside supporting other internal teams.

Key Role Responsibilities:

Primary responsibilities may include but are not limited to:

  • Work with supporting teams to monitor performance of specific initiatives and deliver key performance metrics to achieve the business plan. This will cover analysis of leasing performance, income, expense and impact to asset returns. Identify and support the execution of investment strategies including NOI maximization and value-add initiatives.
  • Build and maintain complex financial models to project detailed cash flows, and forecast investment returns for asset management decision-making.
  • Support in compiling annual operational and capital budgets and business plans for senior management and capital partners review.
  • Prepare materials for frequent reporting to investors, as well as, prepare regular and ad- hoc reports for senior management.
  • Monitor and report on key market, industry and competitor data.
  • Complete various financial, accounting, narrative, administrative and other reports and analysis and duties as assigned or necessary for the successful execution of the business plans.
  • Monitor leasing performance of assets within portfolios.
  • Assist with revenue and expense assumptions within annual business plans and underwriting of new acquisitions.
  • Completes sensitivities on asset and portfolio models to optimise returns, including capital structure, debt/ equity, legal and tax structure, capex programmes, rents, growth rates, cap rates, lease-up periods, operating expenses, asset plans etc.
  • Conducts research, analysis and compilation of market data, and prepares detailed reports and market summaries that provide insights on the market and asset class
  • Assist in the preparation of Investment Committee Memorandums, Investor Papers, Financial Budgets and response to investor Q&A
  • Work with stakeholders across the business to improve our reporting systems and data capture to drive visibility and efficiency.
  • Identifies areas for improvement, offers suggestions to improve the overall efficiency and productivity of the Company’s development discipline, and introduces procedures and activities that control costs, improve quality, and drive efficiencies in the development process

Key Relationships:

  • Works closely with colleagues and senior leaders across Investments, Operations, Finance and Development teams, as well as external advisors (valuers, legal, tax, etc.) and capital partners

About you

Knowledge & Qualifications:

  • Bachelors or Masters’ degree qualification (or equivalent) ideally in a related business or analytical subject such as finance, mathematics, economics, science, engineering or real estate.
  • IT literate and fully conversant with all Microsoft packages including PowerPoint (Advanced level) and Excel (Advanced level).
  • Evidence of work experience in an analytical role within asset management, investment banking, private equity, or other related sectors

Experience & Skills:

  • A comprehensive understanding of property fundamentals and valuation techniques
  • Strong financial modelling and Excel skills, including experience working with cash flow models at the asset and portfolio level
  • Experience and demonstrated competency in financial modelling and analysis, preparing investment memorandums, research and understanding valuations
  • Strong written and verbal communication skills; including the ability to prepare and explain financial data to business leaders and managers, team members, clients, internal and external auditors, and other business contacts.
